Gay Street Upgrade Set To Supply Vital Office Space

Commercial property experts HPH have taken back one of their properties on Gay Street in Bath, and are about to embark on an ambitious refurbishment to deliver new office space.

The Company, which owns properties including three Grade 1 and eight Grade 2 listed buildings in the City centre, has recently carried out similar upgrades on two other Gay Street properties, offering their occupiers the latest standards in energy efficiency, flexibility and comfort, contained within the Georgian splendour of this desirable central Bath address.

Managing Director Lindsay Holdoway said: “As a forward thinking company we are always keen to make improvements to our properties.

“This can be particularly challenging when working on listed buildings in central Bath.

“Our approach has been developed and refined over time drawing on experience in both property management and development and is proof that listed buildings, with the right investment, can perform to modern standards that businesses in Bath are craving whilst maintaining their period character and charm.”

The accommodation at 23 Gay Street is surprisingly flexible for a heritage property, with about 40% of the space on one level, the extended garden level and with interlinking rooms on the upper floors.

Unusually for central Bath, there is an option for car parking and HPH has set aside three parking spaces at nearby Monmouth Place for optional rent with the offices.

HPH’s plans include the installation a range of energy saving measures throughout the building, using the latest technology to reduce its overall power consumption, enhance occupier comfort and maximise functionality whilst treating the listed building sensitively.

These measures will allow the Georgian property to conform to the highest standards of sustainability and energy efficiency possible for a Grade I listed building.

Lindsay Holdoway added: “We have demonstrated we can make these buildings work for modern businesses and sustainably with the work we’ve already carried out on our other heritage properties.

“We have been working in this field for over 20 years so we are well versed in using the latest technology and techniques to create energy-efficient buildings.

“This is something which is paying dividends not only for us as a business, but for our tenants who benefit from reduced overheads.”

Work at 23 Gay Street has just commenced and prospective occupiers currently have the opportunity to have some input on the refurbishment of what promises to be high quality office space in an unrivalled location in the city.
