There are plans to build a new one-bed house in the Green Belt on the edge of Bath to replace an “awkward” arrangement involving a flying freehold.

A planning application has been lodged with Bath & North East Somerset Council regarding “sub-standard” Redstile Cottage at Broadmoor Lane in Upper Weston.
The site is within the boundary of the Bath World Heritage Site designation, the Green Belt and Cotswolds National Landscape.
The existing property is said to have evolved from ground-floor extensions to the original attached Redstile Gardens. This has resulted in the flying freehold at first floor still occupied by Redstile Gardens.
The intention is to build a replacement property in the garden and reconfigure the historic ground-floor space for Redstile Gardens.
A report with the application says the replacement “offers the opportunity to enhance the residential amenity of the occupier and his neighbours, improve the quality of the built environment and deliver a sustainable modern dwelling, in scale and harmony with its surroundings”.
The replacement house is described as “very modest”. Constructed from vertical timber boarding, it will be two-storey and cut into the slope with an ‘upside-down living arrangement’.
The replacement property will have a restricted aspect facing the immediate neighbours and will have an outlook over Broadmoor Lane to the south, with views of the countryside towards Kelston Round Hill.
The planning reference is 26/00217/FUL and the deadline for comments is 17th February.
