Mixed-use development of city centre townhouse gains approval

A new mixed-use development of a Grade II listed townhouse in the city centre has been approved by Bath & North East Somerset Council.

The property at Upper Borough Walls in Bath

18 Upper Borough Walls, where sandwich shop The Butter Pat used to be, will have two commercial spaces on the ground floor and six boutique hotel-style rooms on the upper floors, with a new mansard roof level creating a third floor.

Barrow Renovations’ scheme also includes the conversion of the basement into a speakeasy which reflects the history of it being a spirit merchant and wine vault.

The architect’s report said the new mansard roof level will reinstate the floor that historical evidence suggests previously existed.

The report added: “This proposal provides a sensitive and contextually appropriate enhancement to 18 Upper Borough Walls.

“It contributes to the ongoing vitality of Bath’s historic centre by introducing sustainable residential use, while preserving the listed building’s character and significance.”
