A retrospective planning application for a one-storey detached outbuilding in a Lower Swainswick garden has been refused by Bath & North East Somerset Council.
The site at 2 Bathway Meadows, London Road West, is in the Bath Conservation Area and although the house itself is not in the Green Belt, the garden is.
The outbuilding, which is being used as a gym and games room, replaces a previous outbuilding which was in use for storage.
The planning application said the new building, which is 11 metres by four metres, had been “sensitively designed” to avoid any overlooking or views into any other buildings or gardens.
It was built using recycled materials from a renovation to the house.
The council received eight comments of support and one objection.
Council planning officers said that from photographs and aerial imagery, it appears that the new outbuilding has a larger footprint than the previous one.
They decided that with a greater bulk and presence, the outbuilding has a greater impact on the openness of the Green Belt and ruled it to be inappropriate development.
