‘Substantial’ Bath bed & breakfast goes on the market for £1.75 million

Specialist business property adviser Christie & Co has brought ‘substantial’ bed & breakfast Aquae Sulis Guest House, situated in Bath, to the market for £1.75 million.

Aquae Sulis occupies a detached, three storey Edwardian villa boasting 14 well-finished guest bedrooms, 12 with ensuites and two with their own private, separate bathrooms, plus a bar, lounge, and dining room with capacity for up to 30 covers.

The property also includes a two-bedroom owner’s accommodation with its own conservatory, and ample ancillary areas.

Externally, the site benefits from eight allocated guest parking spaces to the front of the property, whilst to the rear is a private, enclosed garden.

Additionally, expansion plans are ready to be submitted to create a further six bedrooms and extend the dining and ancillary areas, which if approved will increase the profitability.

The business enjoys a strong reputation as a bed & breakfast, catering mainly for leisure visitors from the UK and overseas, together with mid-week commercial guests, and represents a great opportunity to purchase an established B&B with scope to further develop the business.

Matthew Smith, Director at Christie & Co based in the Bristol office, who is handling the sale, commented: “Having sold a number of B&Bs in Bath within the last 12 months, the demand for this type of business is at a high level from a range of buyer categories.

“We anticipate the business will attract interest from hands-on owners who can further increase the trading performance through not only an increase to the annual net revenue but by also reducing operating costs such as introducing a rate management system and increasing revenue per available room through higher occupancy and average daily rate.”

Aquae Sulis is on the market at a freehold guide price of £1,750,000.
