The seven-bed guest house at No.2 Crescent Gardens, also known as Bridgnorth House, can become a seven-bedroom HMO, Bath & North East Somerset Council planners have decided.
Ward councillors Paul Roper and George Tomlin had both objected, saying it is an area with an already high concentration of existing HMOs.
Council policy dictates that no residential property should be ‘sandwiched’ by HMOs and no more than 10% of properties within a 100-metre radius should be in HMO use.
Planners said the proposal for Bridgnorth House, submitted by Applicant Giacomo Bez, was policy compliant.
It was calculated that it would bring the number of HMOs to 14, which is equivalent to a concentration of 6%.
The property is said to be within a sustainable location so people living there would not be reliant on a car. The property has one parking space.
There were also four letters of support for the conversion.
Permission was granted subject to a suitable Energy Performance Certificate (EPC) being approved.
A decision on whether Waltons Guest House at No. 17 Crescent Gardens can become a HMO was still pending this week.
The two ward councillors have objected to this application on the same grounds.
