A guesthouse on the Belvedere in Bath has been placed on the market with global real estate advisor Colliers International, with offers sought in the region of £1.3 million.
A former pub, Hill House was completely renovated in 2011 to create a high quality, six-bedroom B&B in an elevated Bath location.
Offers in the region of £1.3 million are invited for the freehold of the property.
Co-owner Harry Tedstone said: “Douglas Yeates and I really enjoy our business. Both Hill House and Bath have been very good to us.
“Bath is a great place to live, work and of course visit. However, having run many different businesses over many years, we have decided it is now time to move on – to have our next adventure!
“Bath is known for its thriving, creative and supportive independent sector. The peer support we received from organisations such as Bath Independent Guest House Association was invaluable to us when we started the business.
“Any new owner will be able to link into such networks in order to maintain or further develop the business as they would wish.”
Ed Jefferson from Colliers International’s hotels team said: “Bath is a UNESCO World Heritage site and has been a tourist hotspot for centuries.
“With two universities, numerous museums, festivals and events not to mention Bath rugby, the city is a year-round destination with visitors from all over the world.”
Hill House has six letting rooms and a guest breakfast room, along with a courtyard garden linked to the owner’s accommodation.
The private accommodation comprises dining room and kitchen on the ground floor and a large ensuite bedroom and living room in the basement.
“There is significant development potential including converting the basement rooms in to a self-contained flat, subject to the necessary consents.”
Hill House was built in 1760 and was originally called the Belvedere Inn. In 1809, a Mr George Hulbert purchased the Belvedere Inn and later the adjacent property at No 24 Belvedere and renamed the property the Belvedere Private Hotel.
Ed Jefferson concluded: “This is a highly profitable business with excellent private accommodation with development potential.
“Bath hotels draw business all year round and we don’t think Hill House will stay on the market very long.”
